  • The owner of the home was a young man who left this world tragically too soon. 

    His parents, who lived in South Carolina, began their healing journey hoping to keep the home and put the house in their name after his passing. 

    But after 2 years of incompetent legal advice and then 2 more years of navigating a complicated probate situation with minors involved, they decided they wanted to sell the house.

  • This situation presented several unique hurdles:

    • The home had extensive termite damage.

    • Having sat vacant, the home had significant deferred maintenance.

    • 3 days before closing, the original buyer decided they did not want to pay the fees for their loan and backed out of the purchase.

  • The family knew from their difficult experience with probate and hiring the wrong attorneys, they wanted an expert in probate who can navigate the court order of the sale and getting them the most money possible. 

    We listed the home at the price that the court ordered and found a buyer very quickly.

    However, due to loan fees, the original buyer backed out three days before closing.

    So we put the home back on the market, very quickly found an all-cash buyer, completed Probate Court approval a second time, and closed on the home sale allowing the family to finally move on.
